A: 3-4 months on a typical home. This, of course, depends on a lot of varying factors such as; weather, size of home, permitting and changes made during construction.
A: Chances are, yes. We build in a large radius around Austin. You can check out the list of towns covered on our web-site. If you’re near one of the towns listed then I’m sure we can take care of you.
A: Absolutely! Whether it is paid for or not, you probably already have equity in your land that can be used for your down-payment. The finance company can also take care of the remaining balance for the land pay-off.
A: 5% equity is all that is required in most cases depending on your creditworthiness. Example; if you want to borrow $200,000 then you need at least $10,000 worth of land or cash in most cases.
A: Our lender likes to see a 640 CS as reassurance that it will be 620 after construction for the final Mortgage. A 620 is the required minimum for most federally funded loans. However, every customer has different situations that can be worked on by us and the lender to help you qualify.
A: No, you do not have to use our lender. We do have several options for financing which include about 4 different lending institutions but if you want to use your own financing company, we will be happy to work with them as well.
A: The finance company can include the land in the Mortgage Loan.
A: Yes, you have to pay for the “As-Built” appraisal needed for the Lender. This is usually around $500 or less.
A: Once we get the required documentation to the Lender, in about 3 weeks he will give us a pre-approval so we can start having the plans drawn professionally and start on any required permits. The Construction Loan takes about 6 weeks total and we can begin building!
A: You certainly can if you find a home you love. However, it’s usually best to talk with us first and show us what style and features that you like in a home and let us design it from the ground-up. This is what makes us a true “custom home builder”.
A: You Bet! we encourage this so that your home is truly custom and fits your needs so that you don’t have to “settle” for someone else’s.
A: Change-Orders are very common during a custom home build and we do not want to discourage you from making any wanted adjustments to the plans or products of your home. We normally have a price back to you within a few hours and are happy to make the changes in order to satisfy, you, our customer.

A: An “Allowance” is an item that you have control over during the bid. For example, if you want to put “Flooring” in as a $10,000 allowance; you would select your flooring, have it installed and if the final price was $8,000 you would have just saved yourself $2,000 off your mortgage or can use it on another feature for your home.
A: Anything that will be a part of your home. Mini-blinds, appliances, landscaping, driveway, fences, furniture, wells, septics, utility entrances, Loan closing costs, construction loan interest payments, etc. As long as you still have the 5% equity position and are able to meet the Debt-to- Income ratios, the options are almost unlimited.
